Goldsworth Place represents Verity Interiors’ second turnkey office fit out project for this valued client, delivered on a full Design & Build basis from shell and core condition.

The scheme comprised 35,000 sq ft across two floors, delivered while the remaining floors of the building remained fully occupied.

From the outset, the project focused on creating a fully functioning workplace that supports operational requirements, effective team working and future growth, while supporting the client’s estate-wide decarbonisation strategy.

Designing from CAT A to Workplace

A combination of bespoke joinery and furniture, delivered in partnership with IPJ, was used to optimise the footprint and accommodate the required headcount. The result is a workspace that feels considered and practical, rather than over-densified.

Integrated Building Services & Capital Plant Upgrade

Alongside the Cat A fit out, the project included the construction of two new WC cores per floor and a major capital plant upgrade.

As part of the client’s estate-wide decarbonisation programme, significant mechanical and electrical works were undertaken to support the building in achieving BREEAM Excellent certification.

The works at located on levels one and two were to take the space from shell and core to a Cat A condition with exposed
MEP services. Due to the structural constraints of the building our first task was to install a grid of hangers fixed to the timber joist and hollow rib structure, this was then over clad with 2 layers of acoustic plasterboard, once tape jointed an decorated and lattice of Unistrut was applied to the underside of the ceiling giving us a grid to fix our services to.

Fully coordinated services were then installed which included four pipe fan coil units, sprinklers, FA/VA and lighting circuits, all of which was sprayed white on completion. Future use tea point connection was also installed for incoming tenants

Blackhorse House was a complete re-development and change of use of an existing office block, to 25 luxury
apartments in the heart of Old Hatfield. The project included the removal of the existing roof structure, installation of a new steel frame at third floor level and reformation to form 4 apartments.

The existing undercroft car park was infilled to add a further two apartments, with new drainage and services infrastructure throughout, and the complete fit out of all other existing space.

All of the windows were changed for a higher acoustic value, and the construction of the new 2 storey bike store, bin
store and plant rood to the side of the property. The surrounding external space was refurbished with both hard and soft landscaping completing the project.

The works at located on the ground floor of 1 Bishopsgate Plaza consisted of taking the existing shell and core space to a fully functioning high end patisserie. The fit out included, new heating and cooling via a new VRF system, full public health and electrical installation coordinated to suit the commercial ovens and chilled display counters.

Italian Carrera marble flooring was laid throughout the whole space with the refrigerated display counters clad with contrasting Italian Marble.

Verity Interiors successfully delivered this scheme, having been invited back to complete another project at this famous address. 

A key element of the project was the installation of an internal spiral staircase to bring the two floors together and provide a physical link between departments. As part of this work there was a significant structural and builders works package, forming a new opening in the suspended timber floor and forming structural trimming and steelwork to support the installation of the new spiral staircase. Structural steelwork was also required for openings created as part of the reconfiguration works.

The existing space within this Victorian building was generally reconfigured to provide a more functional office environment whilst maintaining key features such as ornate Victorian cornices, fire places and timber sash windows. The reinstatement of high level cornicing required detailed research and specialist implementation to ensure the final design reflected its original look and feel.

The Challenge

Completing an office fit-out for their global client, Eurostar, Verity Interiors removed 10 x desks and desk dividers, 10 x chairs, 1 x high level roller unit and 3 x low level roller units from site in a reusable condition.

Keen to challenge traditional routes of disposal, Verity reached out to Encore Environment in hope to find an innovative way to divert these items of furniture from landfill.

When you walk north from St Pancras Station into King’s Cross – which has been lovingly redeveloped by Argent over the last 15 years – its scale and beauty literally takes your breath away. Phenomenal is really the only word we think gives it the respect it deserves.

So, when Verity was appointed by Argent in September 2021 to carry out the alterations to and refurbishment of their office in the heart of this monumental neighbourhood, we couldn’t have been more delighted.

We worked extremely closely with interior designers, Basha Franklin in the early stages to ensure that the design was deliverable for the client’s budget. The design had clearly had an immense amount of thought; 80% of the building’s materials were re-used and any new materials in the intricate, progressive and sustainable design were of the highest environmental standard.

The works at Market Square involved the creation of four board room quality meeting rooms, collaboration space and break out area. The space was fitted out from a shell and core condition.

All meeting rooms were constructed to achieve high acoustic performance, 50db cooling was provided and due to the limited ceiling heights FCU were secreted behind bespoke joinery panelling.

Lighting was installed throughout and controlled and connected to the in house Lytton lighting scheme.

The works involved the full redecoration of the apartment, replacement floor coverings and upgrading the power & data infrastructure.

A comprehensive joinery package including banquette seating, fitted wardrobes, headboards, media unit and kitchen.

John Keats Academy is one of the schools run by the Ark Schools Trust, they have a total of 34 schools, ranging from primary to secondary in and around the London area.

The project comprises of enabling works, class room reconfigurations and associated alterations to the mechanical, electrical and IT systems. LED lighting has been installed through the reconfigured areas.

Verity formed an IT suite for student use and upgraded the network to ensure the performance of the latest equipment. The works were completed during the summer shut down and completed a week ahead of programme.
