About the project

Goldsworth Place represents Verity Interiors’ second turnkey office fit out project for this valued client, delivered on a full Design & Build basis from shell and core condition.

The scheme comprised 35,000 sq ft across two floors, delivered while the remaining floors of the building remained fully occupied.

From the outset, the project focused on creating a fully functioning workplace that supports operational requirements, effective team working and future growth, while supporting the client’s estate-wide decarbonisation strategy.

Designing from CAT A to Workplace

A combination of bespoke joinery and furniture, delivered in partnership with IPJ, was used to optimise the footprint and accommodate the required headcount. The result is a workspace that feels considered and practical, rather than over-densified.

Integrated Building Services & Capital Plant Upgrade

Alongside the Cat A fit out, the project included the construction of two new WC cores per floor and a major capital plant upgrade.

As part of the client’s estate-wide decarbonisation programme, significant mechanical and electrical works were undertaken to support the building in achieving BREEAM Excellent certification.

The scope included:

  • Replacement of existing chillers with 4-pipe and 2-pipe air source heat pumps
  • Integration of water source heat pumps
  • Installation of new chilled and heating pipework infrastructure
  • Energy-efficient lighting and lighting control systems
  • Upgrades to the Building Management System (BMS) and energy management systems

The upgraded infrastructure was designed to enable removal of existing boilers and allow future reductions in heating flow temperatures, supporting improved long-term energy performance across the building.

Delivering both workplace and building services design in-house enabled streamlined coordination and clear decision-making throughout the process. 

Delivering in a Live Environment

All works were carried out within a live, multi-tenanted building which required careful planning and constant coordination. Through managed shutdowns and ongoing communication with tenants and the landlord, the infrastructure upgrades were delivered with minimal disruption.

Goldsworth Place now provides 35,000 sq ft of modern Cat A workspace supported by upgraded mechanical and electrical infrastructure aligned with the client’s decarbonisation strategy.

The completed scheme brings together workplace design, capital plant upgrades and sustainability objectives within a fully occupied commercial building.
